Good Estate Needs Work

We were recommended to move to Waterside Park by an estate agent. We have always lived locally but we have a disabled member of our family and needed a home with specific adaptions. We moved into our house when it was brand new and we spoke directly with the developer to ensure everything met our needs. The house has a lift installed and the kitchen units and sinks have been lowered, we asked before moving in for the kitchen units to be made slightly higher and this was arranged. Whilst the kitchen is ridiculously small with the lift there is not much else they could have done on the configuration. The garden is also really small but is big enough.

We have had a few issues but the management company always sorts them out quickly and we think we get really good value for money for our rent. There is a problem with the windows as they always seem to jam but I don’t think we have actually reported it. We are allowed to paint and change the flooring as well as decorate how we want and we really love living in the house and development.

Good location lots of shops local. Unfortunately people in the local neighbourhood reduce its attractiveness. Overall a nice neighbourhood and I like that there is a lot of nature in the area and wildlife.

The park in the estate was destroyed years ago and there have been no efforts to reinstate the equipment.

Modern, Clean and Spacious and more

Brooklands development is well laid out and beautiful. Houses well spaced out, street lights lit and working properly, I live in a house but I can see that the green areas and the lovely parks for children are well maintained. Safe pedestrian walkways, underground passes where necessary for cycling and for kids on scooters which makes it very safe for a run or cycle, or to go on long walks with your kids. Behind the development, there is a long stretch of walkway with green areas and rest benches that is so nice as you are walking parallel to the M1. The Traffic noise while walking is not unbearable at all. I love it.

I have been living in Brooklands for 8 years now, the area is always evolving with the new local centre – a newly built fit for purpose Health Centre, Lidl and Sainsbury’s local, a gym, a nursery, a good selection of food, cake, coffee, salons and dry cleaners. Very close to the M1 Junction 14 and good bus links to Centre MK and the train station. MK Connect makes sharing cabs easier too. Houses have drives where cars are parked, bin collections are punctual. Never experienced anything anti social in my area. Kingston district centre – for restaurants, shops including a big Tesco, Aldi, Boots and Costco is just about 5mins drive.

We are surrounded by car shops (Kingston and Northfleet) except just a few missing – makes it easy to drop my car for service/MOT/repair and walk home. What’s not to love?

How has the building management responded to any problems or issues you have raised:

Very quickly with my recollection, I have recently bought another property from same developer in the same development. I’m a happy returning customer

Have lived in milton keynes all my life but can honestly say living in brooklands and this barratts development is amazing

Have lived in milton keynes all my life but can honestly say living in brooklands and this barratts development is amazing, me and my family love our home, there could have been some improvements ie snagging and follow ups with the site manager and or sales office as there was a number of things that i reported that never got followed up with but nothing that would have put me off buying this property again if I went back in time. Brooklands has developed into a well sort after area what with the easy access to the motorway and milton keynes centre only 10 mins away, plus the local facilities of aldi, sainsburys and others now open only makes this an ideal area to live. My children also attend the newly built school which again is perfect.

Lovely quiet area, local shops and facilities are adding more improvements to living in this area

Please share one thing (or more) which you wish you had known before you moved in:

I couldn’t get a viewing even through I had a 3 to 4 month hold up with “land registry” which stopped us moving in when we expected to.

What is the best feature of your home:

For us it has to be the kitchen this is the space most of our socialising is done.

Good location and great family environment

Good location, very close to Hackbridge station. I like the exterior look of the houses, not so much the flats. I do think there is an excess of flats and houses for the space available. There have been several delays with the estate construction, made worse by COVID but I believe that there are on full speed now. Lidl will open soon which is a big plus for the whole area.
Interior design is fairly spacious, the townhouses have very generous double bedrooms and bathrooms (we have 2 on suites, 1 family bathroom and one cloakroom!)
Kitchens could be larger and the design downstairs could have been smarter (for instance, there is plenty of space under the stairs to put the washing machine in but they’ve put in the kitchen instead)
Materials are on the lower quality side, very basic, nothing fancy… they do the job I guess.
No sound insulation between floors on townhouses and noisy floorboards. Apparently they meet the UK regulations, so not really their fault, but for the price we are paying perhaps a bit of extra thought here and there would have been nice??
Customer service is OK, but can be hard to get things done in a timely manner at times.
Overall, happy with the house and development but Barratt could have done a lot better.

Transport links to central London are good but fail fairly frequently; as we are dependent on National Rail this can sometimes be an issue. There are buses linking Hackbridge to tube stations, though.
I love all the greenery and Carshalton is within walking distance, with good shops there. I wish we had more local cafes but with new store space available that could soon turn into reality

SDEN is a big issue, we were made aware that our heating would come from them but we were given incorrect info on the subject and critical facts concerning them were not mentioned at all.

What is the best feature of your home:

I like the fact that my living room is quite ample and it has lots of natural lighting. I love that I have a loo in every single floor!!
