Bee Meadow welcome you

Bee Meadow is a very pleasant and open layout with an attractive style and variety of property. As for individual properties more internal storage space would of been welcome.
Please be aware that this is a very windy area as it is on top of a hill.
At the moment construction is still underway so the estate has a good share of works traffic, heavy plant noise during working hours and dirty road surfaces.
The whole purchase process went very smoothly thanks to excellent service from the Sales Office, being kept up to date at all times.
Baker Estates have dealt with any issues during the snagging period as promptly as possible.

Please tell us what you like and dislike about this area:

If you like a slower and quieter life than in a big city you will find it here. There are shops for most things but no big department stores and only one moderately sized supermarket. South Molton provides a selection of restaurants and cafes and a good variety of Public Houses both in town and near by. Areas of open space and woodlands make a nice place to walk your dogs and there are several areas for children to play football or enjoy play equipment. Transport by bus service is available to larger towns if you like more shopping and there is a local taxi service. Access to the main north devon link road is close by and Barnstaple is approx 10 miles.
Bin collections are regular and grass cutting of open areas in the summer season are also regular.

Please share one thing (or more) which you wish you had known before you moved in:

We would have liked to be informed of the open space area (which is next to our property) actually being raised from ground level to a substantial mound of earth. Not what we expected when we purchased.

What is the best feature of your home:

We love our new home, well designed internal layout.

A Quality Estate

Meadowbrook is a well designed and stylish estate. The variety of properties makes for a varied residency which in turn makes for a great mix of people of all ages. This is a very friendly estate and very peaceful, one walks around gets greeted by ones neighbours. To cater for young children there is a play area, run by the local authority on the opposite side of the entrance to our homes. Baker Estates won an award given by the NHBC for the quality of the house builds, this is demonstrated by their commitment to repair any fault at the earliest. The estate is well managed by the builders with the roads & common areas regularly maintained. It is a joy to live in Meadowbrook which is why there is always a waiting list for people wanting to move here.

Please tell us what you like and dislike about this area:

Callington is a quaint town with all the facilities one expects in a place this size. The town is well served with takeaway shops which all sell quality food. Its location provide good links to Plymouth, Liskeard, Launceston & Tavistock. The area is well served with country walks and have some excellent views of the countryside.

Please share one thing (or more) which you wish you had known before you moved in:

The quality of the gardens could be improved. The amount of rain that falls on Callington, apparently well known amongst the local population.

What is the best feature of your home:

The style and build quality. The use of 1st class fixtures and fittings.

A lovely development, quiet and peaceful

The house is lovely and warm and spacious, some niggles, the downstairs toilet light switch is in the hallway and therefore constantly left on mistakenly. The upstairs light switch is at top of stairs and another one would have been useful at the end of the hall when going to bed.
Customer services are quick to respond to issues they can sort out fairly quickly and the site team are friendly and courteous. However I have huge drainage problems in the garden which have not been addressed.
Would have preferred a bit more thought in the garden layout, with adequate side access for refuse bin.

Please tell us what you like and dislike about this area:

the local area is well served with good transport links to Barnstaple and surrounding area, even Exeter and London are served by regular buses. Lovely tea shops and twice weekly pannier market. It is a delight not to have to walk around cars parked on pavements as there is plenty of space for residents. Very little traffic noise and no anti social behaviour.

Please share one thing (or more) which you wish you had known before you moved in:

I would have liked to know more about the outside area at the back, It was too late once I realised my neighbours garage was in my garden and I had insufficient side access to my garden. This is a bug bear, especially as my neighbour has 2 large side areas which seem to suggest a mistake was made on my property.

What is the best feature of your home:

The room sizes and storage suit me well. The downstairs layout flows well and I love the big bay window in the lounge

House of two halves, mostly very good.

The property is a story of two halves with the house itself being of high quality with good fittings and a generally high standard of finish. Having now lived here through summer and winter seasons, the house remains remarkably cool during summer and retains heat in winter. Even when it gets a little cool, the dual zone heating system means I don’t have to heat the whole house when I need a little boost in the evenings.

Unfortunately the same can’t be said for the garden which comes as standard laid to lawn with a very small patio. The border fences seem to be a very DIY affair and when they fail will need to be completely rebuilt as they are not based around 6 foot fence panels. The lawn levels are all over the place and the drains (I have two in the middle of the lawn) are significantly higher than the lawn and cannot therefore be mowed without destroying the mower. All in all the garden needs bulldozing and starting over.

That said if I was in the market for another new house I’d be happy to buy a Baker Estates house again.

Callington is a pleasant place to live albeit rather unexciting. All the basic facilities are there and there’s a fairly large Tesco which saves a trip to a larger town for the weekly shop. The estate is built on the edge of town making it quiet but not cut off.

Please share one thing (or more) which you wish you had known before you moved in:

The lack of a traditional roof overhang means that when it rains, water dripping from the gutters pounds on the sills below.

Also the fact that not everyone has an attached garage and driveway means that there are more cars parked on the road than usual and the roads have not been designed with this in mind.

What is the best feature of your home:

The best features are the dual zone heating system and the open plan living area.
