Fallen to pieces in 4 years.

The bridge that was promised to link the development to Lee Valley is non exsistent.

The building designs are modern. But, the roads and drives are beginning to move due to settlement and the weeds are protruding through the cracks in the bricks.

The gardens are flooding and Higgins will not take responsibility. B3 are trying to get help but no one cares.

Half the trees planted died within a matter of weeks. The shrubs are out of control amd poorly managed.

The doors on every single property have dropped and constantly have to be repaired as they are simply too heavy for the frames. Very poor design.

The bins are never emptied and overflowing.

Homeless people inhabit the “woods” leaving glass and other paraphernalia about. Hence why the new bridge is very much needed to cut out that route.

Please tell us what you like and dislike about this area:

Once outside the development, you are located in one of the rougher and poorer areas of the Borough. There is a lot of anti social behaviour, noise complaints, police presence and traffic is ridiculous.

Public transport is good.

Good community of residents mostly other than the odd ones that ruin it for the rest.

New storage place beside the railroad is loud and comes to life at night and has massive fog lights directed at the houses. Cars speeding about and driving like idiots. People on phones shouting at the loud speaker.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known how little effort goes into the housing association homes. The floros life, the doors drop, even the postman complained that the HA homes letter boxes are different and hurt his hand.

What is the best feature of your home:

Great sized bright rooms. They look great until you get up close and then the cracks begin to appear. The flooded garden. The broken windows etc

Great development

Very smart looking buildings with large bedrooms. High ceilings that make the rooms look larger. Lots of parking for visitors with a permit. During the first year if any problems occurred they were dealt with immediately and effectively. Easy to communicate with customer services.

Please tell us what you like and dislike about this area:

The development is in an ideal location with good transport links. I do worry about the two large water holes with a very small safety barrier. There has been promise of a bridge to Lea valley which is still yet to be completed. There also needs to be more public waste collections from The bins in the public areas, aswell as no foul waste disposal. Not much parking for residents. Only one space per house.

The high amount of traffic around the entrance of the development.

What is the best feature of your home:

Large bedrooms and large kitchen for family to all be together.

Looks great but impractical

The looks of the properties are tremendous. However, when it comes to the practicality of the property itself theres a-lot to be criticised. The radiators are placed at the most at the most ridiculous parts of each room, which makes you wonder what the hell were these people thinking when they were drawing up the project for this house. Moreover, the space between the front door and the stairs are so tight that getting kitchen appliances (fridge/freezer, washing machine etc) is a complete nightmare for us as well as for delivery drivers.

Parking availability is a nightmare, random people park resident bays. Also, its unfair that some residents have drive ways which can fit 2 vehicles and some only have one parking bay allocated to them. The land could’ve easily be used more wisely.

-Parking can be a nightmare
-Problems constantly arise within the property.

What is the best feature of your home:

Having a garden thats the equivalent of the my house itself

Award winning development well deserved

House hollow and you can hear people up and down the stairs. Beautiful design inside and out. The layout of the complex is also spacious and lovely. But the rooms could have been larger. Outside Areas are cleaned regularly and maintained and good parking.

Please tell us what you like and dislike about this area:

Easy parking on our driveway. Easy access to public transport, local shops and restaurants. Nor much notice.

I wish I had known that I could have changed some F&F prior to move

What is the best feature of your home:

Rooms are decent size, also large garden. Friendly neighbours. Love the 2 toilets.
