Avant is not all it’s cracked up to be.

The design of the estate is good, although the roads are a little thin and if there are cars parked it can be a bit inconvenient.

The design of the house is good, nice and spacious and light.

The management at first was excellent and all our snagging was sorted however that soon ended. We have had major issues with our house – the whole downstairs flooring needed replacing, the en-suite shower tray needed replacing, Avant extending the footpath 1ft into my land without requesting permissions because the site manager “didn’t realise it was our land” (until we showed him our contract and plans), oven not being wired in properly and causing a short circuit in the wooden cupboard!! Avant seem to sort the little stuff fine but the big stuff they seem to try and get out of. Site management team has been rude to us and about us (it has got back to us). The development is nice it is just a shame about the issues we’ve faced and the people we’ve dealt with.

Please tell us what you like and dislike about this area:

Local amenities excellent, access to Metro Centre, Durham City and Newcastle upon Tyne via A1.

Bus stops in close proximity to get all over the county.

Parking on street not great, the road is quite narrow and could block easy access to houses.

Bin collections fine.

ASB occurs – my house has been egged for unknown reasons (closest one to pedestrian cut).
People treat Durham Road like a speed way at night.
As there is multiple junctions in the estate and no painted road markings, people just pull out without looking and multiple near collisions have occurred.

Please share one thing (or more) which you wish you had known before you moved in:

Avant houses look nice in the showroom but after a couple of years living in the house it looks rubbish – cracks appearing everywhere, screws showing through ceiling, door handles sticking etc. I wish I had known aftersales would be so bad as I wouldn’t have bought here.

What is the best feature of your home:

Open kitchen and dining space downstairs is perfect for kids.

A lovely development!

The design is beautiful, we are located opposite the forest which is just gorgeous. So far, it has been nice and quiet. There will be a big green area just by our house which is just ideal, and we hope it looks just like the electronic plan online. So far, it has been spot on in terms of comparing the online development plan with the real thing! The houses all have an attractive look and style with character, and we love it here so far. I cant wait until the development is complete and the mud bank opposite our house has been finished so itll be even more gorgeous!

Please tell us what you like and dislike about this area:

Just up the road we have lots of scenic greenery, lovely walks nearby. Plenty of space on our drive for 2 or 3 small cars. The only thing I’d critique is people sometimes parking vans at the end of our drive which doesnt happen often.
Big morrisons nearby in 5 min drive.
Agar Nook is just down the road which is a bit rough, however you literally wouldn’t know whilst in this development- it’s like there’s a line that divides the council estate from a different world and the countryside!

Please share one thing (or more) which you wish you had known before you moved in:

How dusty the house and everything outside will be whilst living in a building site!

How has the building management responded to any problems or issues you have raised:

The on site team have been great, however I think the contractors are the problem! We had to have our carpet replaced 4 times with some bad quality work/ incorrect colours. No fault of avant, just bad contractors! Avant are resolving any snags in a fair time frame, and are easy to communicate with.

Couldn’t be happier!

The estate is gorgeous, I feel so lucky to live here. The paths/roads aren’t yet finished as houses are still being built, but I know it’s going to be even nicer once that’s done. The rooms all have plenty of space – I’d have maybe liked extra storage space but I think the size of the house is well optimized. We’ve had a couple of plumbing issues, but they were repaired rapidly and to a high standard. We rent from the council for a reasonable price, however I think these are expensive houses to buy. That being said the quality is high and customer service is great (honestly we thought we’d maybe be treated to a lower standard being in one of the council houses but I’m pleased to say this is not the case!)

Nice quiet area, we’ve been in well over a year and never had any issues. It’s an absolutely gorgeous estate, my partner and I often say “I can’t believe we live here” as we moved from a damp house in a rough area. The busses come regularly to Newcastle, Chester-le-Street, Durham and Washington (as well as other places) – it’s really convenient to just get a bus to work in Newcastle! The Barley Mow pub is really nice and super close, there are a couple other pubs nearby that we haven’t had chance to try yet due to covid but they look lovely and we can’t wait to go. There’s plenty of parking space and the bins are emptied regularly – never missed a week.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I’d known how hot the house can get! It is an extremely well insulated house, the heating very rarely gets turned on because it’s always warm – we live on an end of terrace too! People comment how warm the house is when they visit. One downside is we have no windows in the living room/kitchen, we do have lovely patio doors but opening them to cool down when it’s windy isn’t an option as they swing about too much, but either get a fan or some cabin hooks fitted and you’re golden!

Beautiful homes, traffic problems, poor customer service.

The design of the Avant houses are very high quality and I love the open-plan aspect and specification of doors, vanity units, tiles, etc. A park or woodland area within the estate would have been nice. The roads are quite narrow and there could have been more parking available, as often people park on pavements due to lack of space.

We have had several issues since moving into the house. Sometimes it has taken a very long time to resolve this, though each issue has ultimately been resolved (including leak to kitchen ceiling and flooring needing replacing). We are still waiting for an update on the drainage issues to the rear of our garden, which affected our lawn. Communication regarding this issue has been poor as it has been passed from one person to another over time.

Customer service could be improved. Even when the team are aware of issues, it has taken months before an available appointment and the appointments are usually inconvenient due to my work commitments. I would have liked more friendly and proactive customer service after the sale of the house.

Please tell us what you like and dislike about this area:

I like the area for walks as there is a lot of easy access to public pathways and cycleways. However, there is some anti-social behaviour, usually involving quad bikes, on the cycleways close to my house. Police usually respond quickly and effectively.

The traffic upon leaving and arriving at the estate is horrific. It is incredibly difficult to pull out on to the main road (A181) from Wellfield Road and this makes my morning and evening commute longer than should be necessary. Further traffic controls need to be introduced.

How lovely the local walks are. How bad the traffic is.

How has the building management responded to any problems or issues you have raised:

Slowly. They have been resolved in time but it usually takes months to get an appointment and I feel that I have had to keep contacting them to receive the customer care I want.
