Lack of care but overall good.

I like the design of the property however it’s a shame the maintenance of the grounds is not kept up to standard. I constantly cut back the lawn and weed the grounds myself in order to keep it looking clean. There isn’t any public bins on site so people tend to leave their rubbish flying around. Dog mess can also be a problem. Drainage always seems to be a problem as drains always being dug up?

Please tell us what you like and dislike about this area:

We do have local shops not built purposely on site but as we are within walking distance to the Rochford train station there are shops there. Also walking distance to high street. Would say 0.5 miles. However there isn’t any shops, restaurants or bars built on site to review unfortunately. There are however open spaces which are not yet open. I’ve lived here 3 years so hopefully will be soon? Bus stops are here but I can not get any info of when are where the buses will start there route.

Please share one thing (or more) which you wish you had known before you moved in:

To be more stern with defects. To think about house storage space more.

What is the best feature of your home:

The fact it is new and unused. Clean. I can claim it as my own.

A family home, just what we were looking for.

Ashberry homes are, in our opinion, the most attractive for brickwork and external rendering. We are very happy with the look of our development, particularly our own brickwork and porch design.
The home design fits our families needs with good living space, adequate toilet facilities and a sizeable garden.
The management of “snagging” was disappointing when we first moved in, however that was in the midst of the initial pandemic. Customer Service has improved tenfold in 2021-2022.

Please tell us what you like and dislike about this area:

Local Amenities which have been taken over by WLC are good – bin collections on time, external waste bin are available and empties regularly.
Calderwood Community Services facilities are somewhat lacking so far, however we are only part way handed over as our estate is not completed.
Ashberry / CCS deal with shared area maintenance and planting, to a good standard.
Gritting is better this year, however I’m not sure who manages this.
Public Transport has improved greatly since Lothian Buses extended the X27 service through Calderwood Village. Services are regular and on time.
We are lacking local amenities such as shop / pub / restaurant at present but this is in development and will take time. East Calder village is only 1 mile away.

Please share one thing (or more) which you wish you had known before you moved in:

Make a comprehensive snagging list and take note of how quickly things are rectified.
Speak to
Your neighbours, get a community set up and have a shared interest in your development.
Stay on the good side of contractors!

What is the best feature of your home:

Our porch! And the large garage. We also enjoy the well appointed main and second bedrooms and our south east facing garden.

Overall Really good but could be Better

The Ashberry Homes development is nicely situated and set out with all of the homes being a mixture of 4 styles, There are set parking areas in place for visitors and family should they come to visit. The grounds are well maintained. Ashberry Homes however whilst initially are very attentive to your needs and any snagging issues raised regretfully do not keep this attentiveness as time passes and you can find yourself making multiple call and sending multiple emails before any response is received. Overall though I would have to say the quality of the build and the development itself are very good and we are 95% satisfied with our home and its location, it is that final 5% that leaves us disappointed and feeling frustrated

Please tell us what you like and dislike about this area:

The nearest shops are on East Calder Main Street at present, which is approx. 1 to 1.5 miles away. There are plans to build a small shopping/restaurant area within Calderwood itself located near the new Primary School. There are loads of open spaces with Almondell Country park on our doorstep and multiple ways to access the park. The x27 Lothian and Country bus now comes into Calderwood itself which gives easy access to Livingston and Edinburgh, as well as a mobility Hub near the primary school with plans for smaller hub being set up around Calderwood. It is a very quiet area (except for the ongoing construction) and I have not witnessed any anti-social behaviour with many young families living in the area, bins are collected regularly and on the days advised with little or no disruption experienced. Due to the continued construction the roads can be very dirty although efforts are made to keep this to a minimum with water trucks cleaning the streets on a daily basis.

Please share one thing (or more) which you wish you had known before you moved in:

As Calderwood is a new development it is always evolving and the plans changing, initially we were advised there would be a footpath on the other side of our fence, this is now a road. At present it is quiet but this could change in the future as more homes are built. I would advising looking at the Calderwood site and not just the site of the developer from whom you are buying your home.

What is the best feature of your home:

In regards to location, our our home is in a group of 4 houses facing each other in the middle of our Development which gives us greater space and no through traffic giving us peace and privacy. As for the home itself, we love the open plan living room/dining room which gives us lots of room to entertain.

Happy new owner

The houses are well designed and fitted out. The lawn which was included in our purchase price however was awful. It was laid on rubbish and we are having a nightmare keeping it alive. So far the property management has been ok although I beleive that because they are still building next to our house with have not yet been transfered over to the maintenance company. Any snag issues we had have been quickly resolved by very friendly helpful people. So oversall, very happy with our new home.

Please tell us what you like and dislike about this area:

Close to shops/library and station. Bin collections are good and we have a lot of open spaces. We have had only a small amount of anti social behaviour mainly loud noisy cars going around the estate late at night. The only issue we have had is the parking of the builders while they are working on the new homes is not very considerate. Having said that, the builders are really nice and helpful when help is needed.

The lawn is terrible. They have laid the new turf on rubbish so that it will not grow.

What is the best feature of your home:

Insulation. Very well insulated. Well laid out and good standard of finish.
