Apo is a residential management company that operates homes for rent. Established in 2020, the company was formed by two major property companies,  EcoWorld International and Willmott Dixon Group. Their aim is to “create best-in-class living experiences for our members and continually evolve offers over time to maximise returns for our investor partners”. 

Apo Developments

Apo Barking is an upcoming development by Apo listed on HomeViews. Situated on the banks of the River Roding and opposite Abbey Park, it will feature a range of studios, 1 and 2-bed apartments. Residents can choose from a range of flexible leases and apartment upgrades. In addition, residents will have access to a range of amenities and facilities on site. This will include The Barking Local, a co-working and lounge space as well as The Hub, the Apo HQ where residents can get help with any day-to-day stuff. Likewise, there is a members’ roof terrace on the 7th floor. Residents can also manage their home and membership through the Apo app.

The Best Renting Experience

I have lived here for more than a year, and it has exceeded all my expectations of a “smooth” renting experience. The property is exceptionally well maintained (it was almost like a brand new flat when I moved in). And apart from the spacious living area and the good quality of all the furniture and fittings, the management team really stand out as exceptional. They have been nothing but a pleasure to deal with and does make life a lot easier.

Excellent, well thought out facilities like secure mail box access, roof top communal areas, access to an electric grill etc makes this a comfortable home.

Any maintenance work you request is carried out impressively fast by the on site team, and when it requires more time, I was always kept informed.

Overall, an excellent place to live. With the opening of the Elizabeth line, rents in the area has gone up more than it used to be, but even then, I really think that it’s a great value for London.

The only negative is being locked to one gas (electric can be changed) supplier… They use a communal heating system, and I don’t think it is the best value for money…. with the energy prices going up and set to increase even further, there is no option to switch to a supplier with lower rates.

On the flip side, the insulation is excellent throughout the apartment.

Excellent transport links with the Elizabeth line less than 5 minutes walk from the building.

The high street is also less than 5 minutes walk away. With access the most stores you need. There is an ASDA less than 10 minutes walk away….

In terms of Food, you have access to really good chinese / Indian restaurants and the usual fast food chains like KFC / MCDonalds, all within walking distance.

Parking is available in the building, but it costs £100 a month which is normal for the area. In terms of traffic noise, I guess you will probably only be hearing the trains as the flats are right next to the track… But given the excellent sound isolation in the apartment, I barely notice them with the windows closed.

I generally feel safe going out at night in the area, but it can get a bit dodgy past mid night

Please share one thing (or more) which you wish you had known before you moved in:

I’d try to sign up for a long term contract that limits rent adjustments for the whole term, with the current rate of inflation, I don’t think it would be long before the rents hit 2k a month in no time.

How has the building management responded to any problems or issues you have raised:

Always, and very quickly. They have an excellent maintenance request system via the tenant portal

Kash Sharma (General Manager) at BeHere is an incredible brand representative for the owners of the property.

Our community would not be what it is without the Managerial Skills of Kash Sharma. Besides the incredible tranquility of our building (designed in a modern aesthetic sense of open spaces), it is Kash who keeps the vibe of unity, and harmony alive within each tenant. Supported by Eddie, I have found that Kash always goes beyond the call of duty. When least expected, he will come up with events such as Group Exercise during quarantine (with each tenant standing at a distance outside their balcony). During the end of each session on Thursday, there is a siege of emotion which seems to overflow within the community (all thanks to Kash Sharma). Here is a group of builders that not only invested in great design and material in building the BeHere complex, but they also went the extra mile to invest in great people (Kash, Eddie, Brian and Hayley). Safe, secure and serene…..three words that define BeHere.

Please tell us what you like and dislike about this area:

There is nothing to dislike. Walking distance from the station, grocery store, pharmacy, high street shops and bus stops. An absolute one stop solution for anyone who wants to simplify one’s life. The best part is that in precisely 20 minutes one can find themselves in the heart of London at Paddington Station (four short stops away).

The incredible goodness of the people that Manage the property on sight (Kash Sharma).

Instantly. Immediately. Effectively. Spotless and clean at all times.

Excellent & Just WOW living! Would love to stay here for several years to come!! Extremely Satisfied!

To be honest, we haven’t seen such a beautiful interior or exterior design of an apartment before in London so far.

The garden apartments at the ground floor is not nice and beautiful and the front space for walking , children’s play makes us immensely proud!
I bet, you won’t see such a beautiful terrace anywhere with an attraction of having separate bubbles to sit and party or chit chat. In summer, it’s heavenly!

We don’t feel like having a need of any other amenities like Gym or swimming pool inside because of our amazing property management team! The whole team(especially the property manager) is so active and always available to help the people living inside. They are easily reachable and very reactive to our queries/issues. They organise plenty of events to make people engaged and they make us so comfortable that we can discuss all issues transparently!

They are lively and make us lively and make this place a liveable and make our experience lovable and amazingly extraordinary! Thanks to the entire crew of our property management team!

Our Gatefold buildings property is very well connected to everything like railway station(great proximity to London Paddington and Heathrow airport), bus stops to almost places including Heathrow airport, Amazing parks, primary & Junior schools, essential and non essential shops, restaurants (eat-in or take away) covering majority of cuisines, Banks, Coffee shops, major grocery stores, etc.
Street is very quite, calm and very clean& this is because of the presence of luxurious apartments located.

We haven’t experienced any security or safety issues yet, not even observed any anti-social behaviour

Warm welcome! Amazing hospitality! Great living! Kids and family loves this property for plenty of reasons! Couldn’t have got anything better than this option in London in all areas of consideration!

What is the best feature of your home:

We liked everything about this property! Think of anything, we won’t we saying anything less than “Excellent and Amazing”

Well managed development, though maybe a little on the pricy end for the neighbourhood.

The apartments are pretty nice, and the building management is super nice and helpful.

The actual tenancy system, how contracts are dealt with and rent paid in is excellent. It’s all online and via a portal and this is super easy to manage. I have had literally 0 issues negotiating a renewal and in fact they were really helpful when I renewed. From a landlord perspective the group are excellent and respond promptly to any concerns or communication.

The development has a few weird niggles though with heating and water, as well as the gate not working frequently. Can’t really count it against them though. It would be nice if whomever is on night duty maybe walked around the complex more and was a little more visible.

The location is good re: how close it is to the train, but the neighbourhood isn’t great and I think the pricing is based on the assumption cross rail will be there so it’s very expensive for the neighbourhood.

Hayes is not very nice. I’m pretty sure everyone lives there because it’s an easy commute to London.

Some of the apartments can be a little dark. The noise from the trains is quite loud so if you don’t like that take it into consideration (I actually quite like the sound of trains)

An excellent development

The building is modern with plenty of space. I particularly liked the fact that the walkways were external, rather than using up internal space which would have sacrificed flat space. The roof terrace is excellent in summer with lots of seating.

The on site secure parking was a big bonus with excellent transport links via road, rail and air (Heathrow being 1 stop away).

There was an active community in the development even during lockdown with the management team being very friendly and attentive when needed.

In lockdown we discovered a wealth of local areas which were a joy to explore. In particular the nearby park and the Grand Union Canal.

I wish I had discovered Maemes Peri Peri and Desserts on Uber Eats sooner… YUM

What is the best feature of your home:

The large bedrooms with a nice even split between the two in terms of floor space.
