Comfortable living in an expertly refurbished modem day property.

A modem new-build interior with a characterful traditional Edinburgh exterior.
Stepped back from the main road it is quite and comfortable living.
My interaction with both the developers and factors has been good and any snagging or other issues have been quickly resolved.
I am very pleased with my new home purchase.

I have been very pleased with the purchase of my AMA property. The location is perfectly situated close to town and transport links and there is allocated parking which is rare for city centre Edinburgh.
A very good investment property build in a desirable area and to a very high standard.

Please share one thing (or more) which you wish you had known before you moved in:

Make sure the area where you buy has good access for deliveries and for moving items into your new home. I am lucky that my property has ample space for delivery drivers and a large car park if services need to get in for closer access.

How has the building management responded to any problems or issues you have raised:

Aside from the usually small snagging there has been no real issues since moving in. The developers quickly resolved and issues.

All in all we are delighted to have discovered this development.

Well designed development for example we have 5 windows in our bay- window one window is missing to preserve privacy and is a very well thought out design feature. I also like the fact that each flat is similar but have different layouts. The large field at the back of the development was a real draw- this field backs onto the woodland and additional dwellings may not be built upon this land without all the owners consenting. The underground parking is also a draw having parked in the street for many years. All in all we are delighted to have discovered this development.

Wonderful to have the seashore a short distance away with woodland and history on your doorstep. Facilities (e.g. supermarkets) are close by though a pub and corner shop within Cramond would be a real boon. City centre is a short bus ride away.

Please share one thing (or more) which you wish you had known before you moved in:

No pub on your doorstep was a disappointment.

How has the building management responded to any problems or issues you have raised:

A new factor has been appointed so it is a little early to confirm.

Beautiful home

Beautifully restored historic building with new build flats attached, completed to a very high standard. Finished are chic and quality materials have been used. Outdoor area has been beautifully planted and remains well maintained.

Please tell us what you like and dislike about this area:

Very central location within easy walking distance to haymarket and west end shops. Also close to several lovely parks and a lovely canal walk. Parking is allocated with electronic gate so never an issue to get a space. Lots of nearby bus routes. Lots of options for local supermarkets. Loads of restaurants nearby.

Please share one thing (or more) which you wish you had known before you moved in:

There is quite a lot of noise from busy Gorgie road and particularly when there is a football match nearby. Could be a problem for those sensitive to noise or with young children.

How has the building management responded to any problems or issues you have raised:

Yes any issues have been responded to and sorted in a timely manner.

The development is very well-designed in keeping with AMA’s other developments

The development is very well-designed in keeping with AMA’s other developments. The building quality is extremely high with good materials throughout. We had problems with the property factors during the pandemic but the owners agreed to fire them and the new property factors are efficient and effective. The views from our flat are amongst the best in Edinburgh.

Please tell us what you like and dislike about this area:

The development is in a beautiful and historic suburb of Edinburgh- Cramond. Very close to the development are several interesting walks with stunning views across the Firth of Forth. There is also easy access to the beach, the only beach in the city of Edinburgh. The nearest supermarket is Tesco at Davidson’s Mains, a five minute drive away. It would be difficult to go to a local shop without a car. Parking is in a secure underground car park. It is a quiet development with most of the owners falling into the over 50s age bracket.

Please share one thing (or more) which you wish you had known before you moved in:

Nothing has come as a surprise. AMA employed a very professional and diligent sales lady who gave us plenty information and answered all our questions in an honest manner.

How has the building management responded to any problems or issues you have raised:

As mentioned above, we had problems with the incumbent property factor. AMA agreed with us. We fired the factor and replaced them with a professional property factor
