Opening in 2019, Affinity Living is now home to four buildings across two central locations in the heart of Manchester.

Located just a short stroll from Spinningfields on the riverfront, Riverside has 190 apartments across 19 floors. Right next door, Riverview is one of Spinningfield’s tallest buildings at 33 storeys with 332 apartments.

A few minutes walk away, Embankment West is just a stone’s throw from Victoria Station, Deansgate, and the Arndale, with 356 apartments across two towers.

New modern community based apartment in the heart of Manchester

My stay here has been enjoyable and easy. The design of the flat is very modern, very different from conventional UK flats. The theme is the same throughout all flats and the common area. There is free coffee in the common area, and you can study/work in different corners that has different designs. The building management is superb, they send you a notification when there is a parcel, they get maintenance if something in your flat is broken, they even come and check on you when you fire alarm accidentally goes off to make sure you are ok. Sound proof is also excellent as I didn’t hear a single noise even from tenants next door.

Please tell us what you like and dislike about this area:

The location is quiet but a stone throw away from Manchester. Arndale is 7 minutes walk away, and Victoria station 10. The view of the river is also stunning (even If you live on the lower floors). The staff are friendly and helpful. Our studio is 37m2 which is much larger than an average studio in the UK. Best thing is you use your phone as a key into the building and you flat. The list goes on and on.

The only downside is the price, which is on the expensive side.

All the pictures and videos of the property is similar with what you will get. Everything is as advertised. Well done affinity living.

If there is one thing you would change about your flat or property what would it be:

The material of the build. E.g The kitchen top table is a plastic sort of material coated with a protective layer. It looks like marble but it is not, and get scratches very easily. Could use a better material, to give it a better feel.

Probably the best place to live in Manchester.

The development is quite nice, and offers furnished apartments. The home design is well thought out, the amenities are good as well. The gym is quite nice but the studio space could be bigger especially during peak times, and the downstairs area, along with Loaf is done really well.

Please tell us what you like and dislike about this area:

It’s probably the best location to be in in the city. There are small supermarkets, green spaces and bars and restaurants nearby. There is of course the view of the river and walks by the river on your doorstep. It can get loud because of how central it is and there are the occasion sirens but that’s part and parcel of being in the city. Most places are within walking distance, but there is a train station a 2 minute walk away, bus stops minutes away, and a tram stop 12 minutes away.

Please share one thing (or more) which you wish you had known before you moved in:

The building’s council band makes council taxes quite expensive, and the electricity bills this year have been quite high.

How has the building management responded to any problems or issues you have raised:

Building management quite quickly deals with any maintenance concerns.

Great apartments and an even greater location

Apartments are nice, spacious and modern. They have a cafe downstairs that has great drinks and a nice seating area with TVs. There is also a seating area outside which is nice to enjoy in the summer. Concierge staff are kind and helpful, they accept parcels on residents behalf, however they don’t accept bigger parcels. Great location with many pubs, restaurants and stores close by.
Few downsides- My apartment was quite cold in the winter, the heating was not adequate. Electricity bills are quite high in this building for some reason when compared to other apartment building in Manchester.

Great location, 5 mins away from arndale, deansgate, 10 mins away from northern quarter. They have a sainsburys local right outside and a Tesco 5 mins away. 7-8 min walk from Salford Central train station and bus stop, 5 mins away from exchange square tram stop. Only downside is church bells ring every evening for an hour which I can hear from my apartment.

Please share one thing (or more) which you wish you had known before you moved in:

Apartment is relatively cold in the winter, only one cupboard provided for storage which wasn’t enough so I had to buy other storage units.

How has the building management responded to any problems or issues you have raised:

Not had many issues, the ones that I had were resolved quickly by the concierge staff.

Good place for living

To begin with, people often rent a house because purchasing a property requires a great deal of money and the skyrocketing price in big cities makes it impossible for many to even dream to own a house. These people naturally rent an apartment. There are certain advantages of living in a rented apartment. First of all, the person does not have to pay a huge sum of money at a time and does not need to pay taxes and bear the costs of maintenance. Moreover, such people can change the living place based on the location of their workplace and children’s school. The renovation of the apartment is the landlord’s responsibility and the tenants do not need to worry about it.

The building is close to the city center. Very convenient location for grocery. Also, the management team is really great!

Please share one thing (or more) which you wish you had known before you moved in:

Where’s the main stopcock (to shut off the water)?
Where are the gas and electricity meters?
Do any surfaces need special cleaning products, eg wooden floors?
What day are the bins collected?
Do you have any old tins of paint in the same colour as the walls?
Do you have any instruction manuals or warranties on electrical items?

If there is one thing you would change about your flat or property what would it be:

The only limitation is the lack of an indoor gym, which makes some inconvenience.
