Well located development, good value for money, but maintenance could be better

Cygnet House is an office to residential conversion building, and all flats were newly refurbished in 2016. My flat was thus in excellent condition when I moved in, with modern equipment such as induction stove and LED lighting. Windows are triple glazed, so it’s always comfortably warm in winter even when it’s very cold outside. The rent is reasonable for the area. Building management could be improved though, as maintenance takes time to attend when there is an issue, and the communal areas are not well maintained enough: one of the two lifts has been out of service for several months, and the main building door lock was broken for almost a year (it has just been repaired).

This building is very well located in the centre of Croydon, East Croydon station is only a 5-minute walk away, and there are plenty of restaurants and shops on the high street which is also nearby. Sydenham road itself is however relatively quiet, as it’s mainly residential with a few offices. The streets could be cleaner though.

Please share one thing (or more) which you wish you had known before you moved in:

The flat itself is good quality, the only issue is with the heat interface unit which may require regular maintenance for the hot water to work reliably.

How has the building management responded to any problems or issues you have raised:

Maintenance takes time to fix issues unfortunately, and it is often necessary to chase via phone calls, although it got a little bit better recently. Some people are more helpful than others.

Okay for now

Design is good, not the best not the worst, modern enough. There are parking spaces and shared washing machines. Lived in this building for two years now, the management is the same as ever. Major issues in the flat took over a month or two to get solved in the past. Sometimes numbers never get through when needed help or messages left unresponded. Short notice on change of things in the building or sometimes no notice at all. Wls are very thin between flats can hear next door all the time.

Please tell us what you like and dislike about this area:

We get all the shops we need and all within about a 10minute walk. Transport is amazing. Bin collection has its ups and downs, recently has been great. Have read a lot of news about violence attack on streets close by, I have personally been sexually harassed a few times around the area. Not much traffic noise only the occasional police and ambulance siren going off.

Please share one thing (or more) which you wish you had known before you moved in:

Bad security, had parcels ripped open and stolen before. Had a homeless person sleeping outside flat before. They don’t have proper gates. Walls are very thin. Problems in flat might take months to get solved.

How has the building management responded to any problems or issues you have raised:

They say they’ll get it sorted on a certain day but never turn up then it will take weeks to months to get it solved. Sometimes text messages will get ignored.

Poor management, poor quality of flats

Very poor property management, disorganised, constant issues with heating, hot water, lots of ants, silverfishes. Lifts are a joke, 1 lift is always not working, this block definitely isn’t made for flats. Skirting boards have massive gaps, flooring is gappy and not aligned correctly. Flats get very hot in the summer and very cold in the winter.

Design isn’t great, the living room window opens large but the bedroom window only opens a small amount.

Boxpark is very close, lots of food choice, transport is great as very close to both Croydon stations. Parking is expensive. Bin collections aren’t very often, neighbours are untidy and not considerate. Traffic isn’t too bad considering we live on a one way street. Location is excellent, the size of the parking is poor if you’re looking at the size of the building.

I wish I looked at reviews about this block before I moved in, there’s always something wrong. There is no customer service

How has the building management responded to any problems or issues you have raised:

Sometimes they answer the phone, sometimes they fob you off. Since being here for two years I’ve had a cooker issues, oven issues, heating and hot water issues several times

Good quality flat

Design is good. Reasonable building and management. My flat is not as big as the other apartments. It is relatively small actually, but there is a good side : there is not much to clean! The management of the building is okay.

Please tell us what you like and dislike about this area:

It is 2 min away from both West Croydon and East Croydon. Very ethnically rich area. Much better than Shoreditch.

I wish I had known that these places are residential and not offices!
