Taking top spot in Redbridge is The Picture House by Savills. This rental-only development is conveniently located just moments from Ilford station and Redbridge town centre. The Picture House offers high specification one, two and three-bedroom apartments to rent, with the development receiving particularly high scores from HomeViews reviewers for design (4.56 out of 5) and management (4.56 out of 5).
In second place, The Ilford Works matches a contemporary lifestyle with a local shopping centre and open fields on your doorstep. The City and the West End are easily accessible, while inside, you’ll find ‘clean and modern’ apartments with integrated appliances and a ‘good air purifying and circulation system’. Residents like having electronic fob locks on doors leading to apartments and a video intercom system.
Pioneer Point is a Build to Rent development operated by UNCLE. Taking the third place in our Top 10, it offers a range of one and two-bedroom apartments. One resident told us that ‘the infrastructure of the building is great and well built. The development has plenty of amenities such as meeting rooms and a games space. There is 24/7 security, so the building is safe, and the view is fantastic – especially on the north side’. Besides all this, Ilford station is only a 3-minute walk away.
In fourth position, Images is a Taylor Wimpey development located in Gants Hill. It comprises 214 one and two-bedroom homes, conveniently situated just a 2-minute walk from Gants Hill station, which is served by the Central line. You’ll also find plenty of shops and restaurants nearby. Residents praise the layout and design of the apartments.
Occupying fifth position is Oaklands Hamlet, which comprises a range of one to five-bedroom new homes set amid 25 acres of open space. Residents here benefit from the countryside setting and great local amenities and transport links. The homes, which vary in design, are well spaced out, while the local shops are just a short drive away.
Queen Mary’s Gate is a large residential development by Telford Homes, reviewed into the sixth spot in our list. It comprises 482 one, two, three and four-bedroom apartments, alongside a range of studios. The development is only 12 minutes away from South Woodford station, which has links to the Central line. A range of restaurants and shops are also within proximity to the development, in the centre of South Woodford. Residents say the development is peaceful and well-insulated and ‘feels like the countryside’.
Taking seventh place is L&Q at Oaklands Hamlet in Chigwell, which features a range of shared ownership two, three and five-bedroom homes. As well as this, the development comes surrounded by 53 acres of countryside and two grand golf courses. In addition, residents benefit from parkland and easy access into London, with Hainault station only 2.3 miles away.
This is what one resident thought: ‘The development has lovely detached houses, a lot of green space, and feels very leafy thanks to the adjoining golf course. The roads and lanes are charming, and the whole area is well designed, with lots of grass everywhere. There are also plans to develop a park at the end of the development’.
In eighth place is Invito – a Taylor Wimpey development offering a selection of 122 studio, one and two-bedroom apartments in Redbridge. Residents benefit from the development being just moments away from Gants Hill Underground station, which runs Central line services into Central London and the City. Residents like being close to Valentines Park and the local shops and amenities.
At number nine, The Icon Building is a residential development by Galliard Homes. Completed in 2009, it features 223 residential units with a mix of one and two-bedroom apartments and studios. The development is located only a four-minute walk from the centre of Ilford with its range of restaurants and shops as well as Ilford station, served by TfL.
Becketts House in Ilford offers 167 residential apartments with integrated Siemens appliances, a concierge service, parking, and a secure fob entry system. Reviewed into eighth place, the development features easy access to Liverpool Street and proximity to two gyms, a Sainsbury’s, and a shopping centre. Stratford is around 10 minutes by train.
Redbridge is an East London borough. It borders Essex to the north, Havering to the east, Barking and Dagenham to the south-east, Newham to the south-west, and Waltham Forest to the west. The area also includes the towns of Wanstead and Woodford.
Living in Redbridge
Redbridge is known as the ‘leafy suburb’ due to its 35 parks, playgrounds, and open green spaces. Wanstead Park and Flats are beautiful places to explore on foot or by bike, play sports, or picnic, with the Flats forming the tip of Epping Forest.
Other serene spots include the 300-acre Hainault Forest Country Park; Roding Valley Park wildlife sanctuary; and various ornamental gardens, greens, ancient woodland and meadows. Those who enjoy an active lifestyle may be interested in the area’s two football clubs, the Redbridge Sports Centre, and the tracks at Redbridge Cycling Centre.
In addition, the Roding Valley Way offers a safe walking and cycling route that connects Woodford and Ilford. The borough also features a range of libraries, theatres and museums, and Valentines Mansion – a Georgian country house set within lovely grounds in the Green Flag recommended Valentines Park.
Getting around Redbridge is easy too. The borough’s many Underground Central line stations include the Hainault Loop, which follows the A12 from Wanstead to Newbury Park. Meanwhile, TfL services operate from several stations in the area, which will be integrated into the upcoming Elizabeth line. Travelling by car? The A12 cuts through the heart of Redbridge, connecting Romford in the east to Stratford in the southwest. It also intersects with the A406 and the A11 in the west, linking Redbridge to Epping Forest, Walthamstow, and London City Airport in the south.
Redbridge property prices
The average property price in Redbridge, according to Rightmove, is currently £522,442. Terraced houses account for half of the properties sold in Redbridge in the 12 months to April 2024, achieving an average price of £581,479. Meanwhile, semi-detached properties sold for £674,893, with flats fetching £145,273. Although these prices sit comfortably below the London average, prices in the area have risen significantly in recent years.
According to recent snapshot data from the property search engine, Home.co.uk, Redbridge rentals achieve £1,750 per calendar month (PCM) on average. At the lower end of the market, one-bedroom homes secure around £1,450 PCM. In contrast, five-bedroom properties go for £3,325.
