Where is Putney?

Putney occupies a wide sweep of the South West London borough of Wandsworth. It presses against the River Thames at its northern border, with Wimbledon to the south and the great green expanse of Richmond Park further west.

Why live in Putney?

Putney really is a top choice for families looking to enjoy easy access to outstanding schools, green spaces and the delights of riverside café culture. Putney also has a great mix of professionals, retirees, and young couples alongside the families. It’s generally more diverse than at first glance, and enjoys a great mix of cultural influences in its restaurants, cafes, bars and entertainment venues.

However, one of the prime attractions of Putney is that it is peaceful. It’s certainly less hectic than nearby Clapham or Wandsworth. It’s also more chilled (and a fair bit cheaper) than the likes of Chelsea and Fulham across the river. If you want to enjoy lovely outdoor spaces at your own pace, Putney is the ideal London location to do so.

For excitement, there’s no shortage of great pubs and riverside venues to enjoy. And if you want something livelier still, the buzz of Clapham and Balham is just 5-10 minutes away by train. Staying locally, there’s also a decent calendar of Putney-specific events and attractions. Perhaps the premier event is the Oxford vs Cambridge University Boat Race, as the start line is just beyond Putney Bridge.

Transport in Putney

Putney is a Zone 2 TfL area, and sports two Underground stations, East Putney and Putney Bridge, both of which are on the District Line. There’s also the main train station, and you can get to Waterloo in just 15 minutes.

There are also popular commuter bus routes that serve Putney well, and you can pick up both the South Circular and the A3 with ease.

Cycle lanes are a growing strength for Putney, and if you are close to the river then the Thames Clipper or River Taxi services are a useful added extra.

Property prices in Putney

Putney is a consistently desirable area, making its property market reliably expensive. Zoopla’s latest average house price for Putney (March 2024) is a shade below £835,000. Admittedly, the area includes plenty of extremely grand townhouses and riverside properties that drag this average up. However, flats in Putney still go for upwards of £525,000 on average. For a detached house, you’re easily talking more than a million pounds, and sometimes several million.

Renting in Putney can be surprisingly less expensive to manage. Current estimates hover around the £3,270 per calendar month mark. Not cheap, but not extortionate, given the inherent quality of the area. Within this range, it’s possible to find rental prospects much closer to £2,000 per month.
