Where is Newham?

Newham lies five miles (8km) east of the City of London. Its districts include East Ham, Stratford, Plaistow, Forest Gate and Canning Town. The River Thames separates the borough from Greenwich in the south, while Wanstead extends to the north. Barking and Hackney lie to the east and west, respectively.

Living in Newham

Newham’s participation in the London 2012 Olympics lives on in the Queen Elizabeth Olympic Park and the London Stadium. The latter is the base for West Ham United, but the area is also known for its athletics club and a scattering of world-class facilities, such as the Rosetta Arts Centre and ExCeL London.

Newham is not just a sporting haven, however. The borough is a thriving retail hub and foodie’s paradise. From the historic Queen’s Market to Europe’s first boutique Asian shopping centre and Westfield, its largest shopping centre, variety comes guaranteed. While several parks are within the boundaries, Newham also borders Wanstead Flats, the southernmost tip of Epping Forest, and Hackney Marshes, providing lots of walking and cycling opportunities.

At the same time, the borough is home to two University of East London campuses and London City Airport. The Woolwich Ferry and Woolwich foot tunnel connect Newham to the south, along with the Emirates Air Line cable car. Meanwhile, a comprehensive DLR network supports the area’s six Underground stations. Newham also features a High Speed 1 link, with Crossrail set to run from east to west once complete.

Recent figures from Zoopla show that Newham properties averaged £417,000 during the past 12 months up to March 2024. This is well below London’s current average (£736,000). Selling for around £430,000, terraced homes were the most popular choice. Flats secured £255,000 on average.

As of March 2024, the average rental price for a London home is £4,400 PCM. This is according to data from Home.co.uk. However, Newham rentals usually go for significantly less (£2,000). Prices start at £1,500 PCM for one-bedroom homes, rising to £5,000 PCM for five-bedroom properties.
