With Birmingham at its heart, the West Midlands is a thriving hive of activity in the centre of the country, with many appealing qualities. A number of the UK’s major motorways converge in the West Midlands. This makes it easily accessible from all parts of the country. Equally, you can reach London and other major centres with ease from the West Midlands, whether by rail or road.

Birmingham is understandably the focal point of the region. With its population of more than a million people and its reputation as a centre for industry and manufacturing, the city is the powerhouse of the region’s economy. Birmingham brings great opportunities for employment and career development, and is home to five universities. However, this vibrant and beautiful part of the UK has much to offer beyond its foremost city.

West Midlands property prices

The West Midlands offers an affordable option for buyers, with property prices significantly below the average price for England. According to Zoopla, in the 12 months to August 2023, the average price of property in the West Midlands was £277,000. This compares to an average property price across England of £306,000. This is the latest average that the ONS recorded in June 2023.

Apartments and terraced houses in the West Midlands offer great value compared to the rest of England. The average price of an apartment in the region comes in at just £148,000. Meanwhile, terraced houses are at an average price of just £200,000. Larger properties are still significantly below the national average price, though a detached house will set you back around £460,000.

What is HomeViews?

If you’re a city dweller, you’ll be pleased to hear that property prices in the major urban centres of the West Midlands are even lower than the regional average. Birmingham property costs an average of £247,000, while the average for Coventry is £239,000 and Wolverhampton is a solid £222,000. In contrast, prices in the smaller, historic towns and cities of Warwick, Leamington Spa and Worcester are significantly above the regional average (£370,000, £394,000 and £274,000 respectively). Again, these are all August 2023 averages.
