Living in Woolwich

An eclectic mix of listed buildings and contemporary new-build flats, Woolwich offers bucketloads of culture, housing to suit every price point, and a first-rate gastronomic offering – so its growing popularity is no real mystery.

Where is Woolwich?

Woolwich is a riverside district in London’s south-east, set in the Royal Borough of Greenwich. It’s three miles east of the borough’s namesake city centre and, although lesser known than its historical neighbour, it brags just as much in the way of architecture and heritage. The Woolwich area postcode is SE18.

The History

The history books chart Woolwich as a settlement area since way back in the Medieval times. Military and naval connections, however, began in 1512. Henry VIII ordered the Royal Dockyard to be built. In the years that followed notable new establishments included The Royal Arsenal, The Royal Military Academy, The Royal Horse Artillery and The Woolwich Dockyard.

Buying and renting in Woolwich

Many of Woolwich’s historical buildings have converted into modern new homes. Royal Arsenal Riverside is the area’s most talked-about transformation – a Berkeley project covering some 88 acres. It neighbours the Thames, Woolwich’s duo of stations (and upcoming Crossrail stop) and has a buzzing retail and leisure hub at its centre. With over 5,000 homes here, made up of one, two and three-bedroom apartments and a selection of luxury suites and penthouses. Also, rated one of the best places to live in Woolwich.

Really good. Quiet happy place with great amenities. Great community spirit. The area has lots of great extra benefits including an onsite gym and local sports groups. The area is very safe with lots of parking and gated areas.” – Heena, verified resident at Royal Arsenal Riverside

Riverside development with great transport links and easy access. Developing area with cultural sites cropping up and new attractions coming to the local area. Varied properties to suit all likes and needs and prices.” – Gbrangers 24, verified resident at Royal Arsenal Riverside

Even more developments…

The Royal Herbert Pavilions was previously the Royal Herbert Hospital. Built in 1865 to treat the wounded military, Florence Nightingale helped with its creation. The hospital closed in the Seventies and reopened as luxury flats in 1995.

The converted apartments have retained much of the site’s traditional character, and flaunt high ceilings and sash windows. Floorplans cover one, two and three bedrooms. The décor will vary in these long-established homes, but all residents enjoy views of the immaculately tended grounds surrounding the property – there are acres of gardens and parkland here, ripe for jogging and gentle strolls.” – HomeViews Property Pro on Royal Herbert Pavilions

Then there’s The Academy – once the Royal Military Academy. This peaceful Durkan property overlooks Woolwich Common and pairs stunning period features with easy access to town. A great place to rent in Woolwich.

Those looking for something more contemporary in SE18 should consider Woolwich Central – an aptly named Spenhill scheme comprising of 259 apartments, with a Tesco Superstore onsite.

Woolwich Docks

Things to do in Woolwich

Nightlife in Woolwich centres on the area’s selection of gastropubs. Which offer typically British menus, quality craft beers and also, cosy interiors.

By day, Beresford Square Market draws the crowds – a myriad of stalls serving up sizzling street food, vintage jewellery pieces as well as, everything in between. And don’t miss the Woolwich Farmers’ Market on the second and last Saturday of every month. Hosted at Artillery Square in the Royal Arsenal Riverside development.

High street favourites like Boots and M&S line up on Woolwich High Street, which is set a little way back from the Thames. There’s also a good line in independents here – take your pick from long-standing butchers, fishmongers and grocers.

Woolwich Creative District

Being invested into a new arts and culture hub, is £31.79 million. The project involves the creation of new theatre and rehearsal space, artists’ studios, an outdoor performance venue and also, new retail outlets, set to open in 2020. Punchdrunk is one of the esteemed theatre companies rumoured to be making the move here.

Transport links

Two stations service the area – Woolwich Arsenal and Woolwich Docklands. Both are on the DLR and Southeastern North Kent lines; and provide links to the likes of Charing Cross, London Bridge, Greenwich and Stratford. Alternatively, residents can catch the ferry across the Thames – it’s free of charge and operates every few minutes.

The biggest news in Woolwich transport, though, is the all-new Elizabeth line. Which will transport commuters via a Woolwich station stop to the likes of Canary Wharf in eight minutes, Tottenham Court Road in 14 and Bond Street in 22.

My apartment is absolutely incredible! From the moment I stepped inside, I was blown away by its charm and elegance. The first thing that caught my eye was the stunning view from the windows. It’s like having a picture-perfect postcard right in your living room! The natural light that floods the space creates such a warm and inviting atmosphere.

Overall, your apartment is a true gem. It combines style, comfort, and convenience in the most perfect way.

“ Festivals Nights 24/7” Free for All Royal Arsenal Riverside

Review Date Jun 2023

I’ve been living and working 12years Royal Arsenal Woolwich SE18 No.1 St now Imperial Building. EL, dlr, trains, buses, transportation absolutely great. My main concerns and Complaints are with Rendal & Rittner who Berkeley Homes group employ to manage all facilities relating lease holders/ services
Whenever residents contact RR, passed to Concierge, who vice-vesa. Marketing suite staff have been given instructions to sell these over priced properties they have their own agenda profits. None of these employees live or reside RAR areas. We have brought concrete jungle properties which are recreational areas for general public to enjoy at the cost of home owners , they use and enjoy green areas to picnic/barbecue. Children to use water-jet fountains paddling pools, gatherings with swimming costumes parties, parents meeting place. Local yoga-classes are completely stopped due to screaming screeching kids constantly playing. We have found information from Greenwich Council who have allowed extra building permission to Berkeley group who have negotiated to keep green garden areas with water jets! This is total conned and contradictory information staff provide to new home owners who are buying off-plan at a cost without having time to review genuine plans of this development what a travesty to buy and live. Anti-social behaviour noise pollution and living next to kindergarten 24/7. Early morning to late evening, these areas are now like rave parties, festivals in the park “ Glastonbury “

Please review your development:

Property Management Services hardly reply to emails or explanation of invoices for service charges
Concierge do not have any power to control anti-social behaviour elevating you to contact Rendal & Rittner, residents are running too & fro between them!! Facilities are being paid for the use of free loading general public to enjoy green-clean spaces to bring children to use water jets free swimming leisure activities. Gatherings of public enjoying picnics, music leaving litter rubbish etc… Owners are expected to pay service charges increase to serve these recreational areas which were sold to homeowners as guarded secluded security areas.
Berkeley group are making excessive profits!!

Please share one thing (or more) which you wish you had known before you moved in:

Not to trust marketing suite sales agents! They will say, promise, liars to get you to sign contract for new property at any costs! Obviously they also receive commission on new sales, however no matter how many times you ask for information regarding ambience area – please be aware about development, please don’t trust Berkeley Homes group for sales staff. They’re just like second hand car sales person selling dodge cars!! Do not trust
anything they say about these Berkeley properties
Unless you’re desperate please rent for 1-month , stay around the area before you choose RAR.

How has the building management responded to any problems or issues you have raised:

No joy – No email replies ever from Rendall & Rittner
All of these new developments are designed for public use at the cost to homeowners services charges! True of the matter once brought Berkeley staff do not care about customers who are duped
Sorry we can’t do anything to assist these areas are for public use! Why would we buy new apartments if we wanted to live near “ busy Central Park “

Transportation excellent New EL, DLR, trains, buses

Once very exclusive modern with historical design features to Royal Artillery naval base Army. However Berkeley have No connection with military or any obligation to keep with this themes! Instead building a concrete jungle to make landscapes to resemble Hongkong skyscrapers for lucrative income investment to line Berkely & Rendal Rittner pockets for their shareholders profits!!

Please share one thing (or more) which you wish you had known before you moved in:

Area outside the new building Hennessy ( Compass)
Public kindergarten area with water jets! We’re were provided wrong miss-sold information Private gated area! Instead no peace noise outside 24/7 noisy with outside families having picnics & barbecues. Fountain for display ambiance children using for paddling pool area unsupervised by adults who are drinking liquor litter etc…

How has the building management responded to any problems or issues you have raised:

Brilliantly helped Mark excellent advice given and absolutely been following up with our building issues. Sorted carpark issues several occasions. All thankfully resolved. However sales team never listen once keys given to customers. I wanted to go to Trustpilot to say not to buy new properties near river bank from Woolwich development

If you like bars and good restaurants then this area might not be for you. Yea there are plenty of fast food chains but not much more.

Please review your development:

Overall the development is ok, it could really do with more parking, more greenery and some way of quietening the way the sound bounces around. Particularly in summer when there are some occupants who will party throughout the night. Also the council won’t do anything about it for you!

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had investigated the area more, very little has improved since the Liz Line opened

What is the best feature of your home:

The kitchen in our particular flat is fairly large and light.
