Maida Vale & Warwick Avenue

Neighbours are most likely to be of the ‘rich and famous’ variety in the W9 postcode. Warwick Avenue and Maida Vale are two of the capital’s most expensive and picture-perfect neighbourhoods. The avenues here are shaded by trees and fringed by Victorian and Edwardian mansions, which look out over flawlessly-kept garden squares.

Likewise the most sought-after properties edge the Little Venice canal. This is a waterway that comes alive in the summer months.  Well-heeled residents wander down from the stucco houses and sip aperitifs on the al fresco terraces. In addition, some of London’s oldest pubs can be found in the area, too, some half-hidden in largely residential pockets. It might feel like a peaceful haven, but W9 is just a short tube journey into the heart of the West End.

Well-connected West London districts like Ealing and Chiswick (Ealing alone has four stations) offer residents close proximity to Central London with a rural feel. ‘Queen of the Suburbs’ Ealing has a common that stretches for over 40 acres, and its multiple parks are the setting for year-round community events. Meanwhile, pretty Turnham Green neighbours fashionable Chiswick High Road, where there’s chic bistros and pavement cafés aplenty.

This is thanks to the Westfield mall and the O2 Shepherds Bush Empire. Likewise, there are a high concentration of pubs serving quality food and beer in areas like Brook Green. Paddington is perhaps best-known as a transport hub, but there’s more to W2 than its enormous (albeit impressive) Victorian station and its surrounding offices. Arrive hungry, because the Paddington Basin in the West London area has been heavily regenerated. There is now a whole host of buzzing canalside eateries to explore. Pergola on the Roof is one of the most visited spots – a summer-time pop-up with four restaurants, two bars and space for 800+ diners. Alternatively, hit Edgware Road for Middle Eastern flavours.

Similarly, culture vultures (with sizeable budgets) should consider Kensington in West London. The area is home to Kensington Palace, the Royal Albert Hall and the Natural History Museum. Here, residents can spend their leisure time wandering through Kensington Gardens, browsing the boutiques of Chelsea, and chowing down on Thai delicacies in The Churchills Arms – London’s most flower-bedecked pub.

Hayes, West London

Hayes is a suburb of Outer London but considered by many to be West London. Iver to the west and Uxbridge to the north. Moreover, Southall is to the east and West Drayton is to the south. It’s in the borough of Hillingdon, 13 miles from Central London, and comes under the UB3 postcode. Hayes is really well connected. Trains from Hayes & Harlington station whisk commuters to London’s Paddington in less than 20 minutes. Once Crossrail arrives, journey times to the likes of Stratford will be dramatically improved. Furthermore, for business travel or holidays, Heathrow Airport is on the doorstep. It is only a 10-minute drive from Hayes’ centre. The M4, M40 and M25 are all close by, too.

Location is convenient when getting to central London, and there are adequate supermarkets in the area. However security and antisocial behaviour is still an issue. Residents have experienced thefts of parcels, forced entry into communal spaces and illegal street racing. Overall the area has room for improvement.

Please review your development:

Design of the building is average and the flat is satisfactory in terms of quality of build and materials. However, communal spaces have not been durable with lifts breaking frequently. This is problematic for elderly and children. The building design also lacks a post room, which contributes to the high level of parcel theft. And ground floor retail units have yet to be leased after almost 2 years and this makes for a bleak and unvibrant environment.

Clarification on what mechanical machinery is included in the flat. I found the showflat slightly deceptive with regards to storage space as the actual flat had considerably less space due to the presence of the HVAC unit.

What is the best feature of your home:

Location to the Elizabeth line has been the biggest positive.

Close to highstreet with shops open till late, not great local bars or restaurants but close to station and London so not a big issue

Please review your development:

The development is designed well with its residents in mind, it feels a world away from the busy high street. The shared garden is very well kept, private for residents and is secure. It’s a great communal space and a nice perk of the development especially if you have a flat which overlooks it

Get parking sorted early, but it during the time of purchasing property or apply for local council permits early

What is the best feature of your home:

For a studio, it’s very spacious with amazing storage

Very convenient for food shopping. The street not so clean and there are many dog waste on the street. Parking space oppsite got one camera was broken ages but no one repaired. Saw two times the cars windows broken as someone tried to brake in.

The design of the flat is sqaure and easy to fit in the furnitures. There is not much facilities that’s why no comments on that. Overall is alright. The management fess a bit of too high. The excess doors always got problem. Why no visitor car park for visitors?

Hayes and Harlington Station is a 10 minute walk from the development, private parking spaces available, Hayes High Street is nearby.

Please review your development:

Any issues we had with our property after the sales process was complete was dealt with quickly and efficiently. The building design could’ve been better and more modern looking but there are good facilities such as a secure cycle storage and car parking, audio video phone handset, and the kitchen and bathroom is very modern looking.

Please share one thing (or more) which you wish you had known before you moved in:

The development efficiently deals with any issues with the property. However a number of issues have occurred with parcels being lost or stolen.

What is the best feature of your home:

Soft close doors and drawers, Zanussi stainless steel electric oven, open plan kitchen/ living room, modern bathroom
