The good and not so bad!

On the whole there is no problem with the local area. Transport links are good with a bus right outside that goes to Edgware station. There is no traffic noise as it’s not a through road and there is little anti social behaviour. Parking is a problem as it seems people didn’t take on board that there is no visitor parking here, so you often arrive home to find someone in your space. Many residents have had to pay out themselves to install bollards. Overall I’d say it was pleasant living here.

Please review your development:

The design of the flats seem good, the houses look a little odd and very uniform! It’s hard to know who to approach with problems as it seems Fairview, IGEM and IDS all have a hand in managing the building so it’s confusing for a lot of the residents.
The parking is an issue, there are electric charging points but they seem to have been assigned without asking if the owner of that space needs one – we certainly weren’t asked when purchasing – so it means those with electric cars have no charging points and those without electric cars have them, it seems a very ad hoc way of allocating the parking.

Please share one thing (or more) which you wish you had known before you moved in:

We wish we had known that the block had housing association flats in it before we bought. We were of the opinion that the block was all private owners. As we were moving from a block that had housing association flats in that had caused numerous anti social behaviour problems it would have been a deal breaker for us had we been informed. It will also affect the value of our flat should we sell as the flat is not in a private block.

What is the best feature of your home:

The balcony, it gives us a whole other “room” in the summer.

The flats have a great new feel and are designed with nice living space

Good location as it is 5 minutes drive away from the northern line. The space is quiet and in a nice leafy location. There is a local Tescos that is a 5 minutes walk away. The only downside is that if you want to visits bars etc, you would have to travel further out. Parking is okay, once the allocation was confirmed. Bins are sometimes full, which can cause issues. In term of noise, the area is quiet and no anti social behaviour experienced yet!

Please review your development:

The flats have a great new feel and are designed with nice living space. The one bedrooms are comfy!
There have been some issue with the main gate functioning properly and I have ongoing issues with my intercom working. Although response have been in decent timing, some issues have not been fully dealt with. However overall- good experience so far.

Please share one thing (or more) which you wish you had known before you moved in:

More information on how to work the intercom and clearer details on parking.

What is the best feature of your home:

The comfy new feel of my flat! The location is great, with easy transport links.

The building and flat quality is good overall

Nice and peaceful location but not far from shops and transport links. There is a bus stop nearby and a small high street.

Please review your development:

The building and flat quality is good overall. The developer addressed the snags I raised and was very responsive. The parking, EV charging, footpaths and main green square could have been designed better to create a space for both pedestrians and cars. The main issue has been the gate breaking multiple times.

Please share one thing (or more) which you wish you had known before you moved in:

Even if the site is still under construction ask to see the plan of your parking spot and raise questions about the final look.

What is the best feature of your home:

The balcony and lots of doors and windows to let in natural light.

The design of the new build lured me in but the quality is terrible

No visitor parking for anyone!! that is poor. I like the shops and near a park. There is a bus to the station. There is no traffic noise which is good and the refuse collectors come weekly.

Please review your development:

I like the design of the buildings and my apartment is a good size. The lift is good but the complex should be gated but the gate keeps breaking down. The management of Fairview answer questions and problems that may arise but they use shoddy workmen hence I’ve had many leaks around the apartment of which some are still on-going to fix. The property management do not seem to acknowledge people’s concerns but rather dismiss them.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known it is quite usual for new builds to not only have teething problems and literally shoddy workmanship that causes many problems within your home. I bought a new build to try and avoid this!!

What is the best feature of your home:

The actual size of my home for a one-bed apartment is very good.
