Walthamstow Gateway in North East London

Walthamstow

Walthamstow residents have plenty to say about the nature reserves, friendly locals and wealth of cafes, bars and restaurants. They also praise the parks and swift transport connections into central London:

The community is great in Walthamstow. There are so many different cultures that come together, whether it’s in the markets or just crossing people on the street. The amenities are great – you have every shop you could need on your doorstep combined with gems like the Village and Lloyd Park. The location is great! Just a 2 minute walk to Blackhorse Rd tube (and so convenient as the Victoria line is so quick). There are 2 small supermarkets nearby, and lots of lovely new coffee shops/breweries and restaurants in Walthamstow. Leyton/Leytonstone

Leyton and Leytonstone are also attracting an influx of new residents. These booming suburbs offer great value homes and some excellent schools. Leytonstone also celebrates its strong connections to renowned film director Sir Alfred Hitchcock, with colourful mosaics around the tube station celebrating his birth and residence in the area.

I like that it’s close to many local amenities, the bank, Tesco, Iceland and many Asian supermarkets as well as halal butchers. Fruit stalls line the streets. It is a 10 minute bus ride to Walthamstow Central on the Victoria line.

Families in Leytonstone enjoy close proximity to open green spaces such as Epping Forest, Wanstead Flats and Victoria Park. Meanwhile, the Red Lion pub is a local landmark with a rich history as a music venue. The tavern hosted Led Zeppelin’s first ever UK gig!

Just to the west, Leyton was once seen as Leytonstone’s cheaper, less well-to-do brother. However, redevelopment works there have meant house prices in the two areas are broadly similar.

Chingford

Tucked under the southern tip of Epping Forest and right at the northern tip of the Walthamstow extension of the London Overground, Chingford is named after the River Ching that runs through the district. Green Spaces

Walthamstow Marshes comprise just over 90 acres of fields, wetland, footpaths and waterways that attract locals seeking open green spaces, as well as flora and fauna rarely seen in the rest of Greater London. Just north of the Walthamstow Marshes, Walthamstow Wetlands is one of the largest urban wetland areas in Europe. It’s a major draw for anglers as well as birdwatchers drawn by the rich diversity of its resident and visiting species.

The ‘Lungs of London’, Epping Forest sits just north of Walthamstow. This ancient woodland offers 5,900 acres originally set aside by Queen Victoria for Londoners to explore. it is now a very popular spot for mountain bikers, with regular rides organised by local clubs on the weekends.

Transport

Overground services provide the most extensive travel options for North East London. Walthamstow Central station also provides connections into central London via the Victoria line, while the Central line runs from Stratford and up to the loop serving the area around Chigwell, Redbridge and Woodford. The Central line also runs further north up through Loughton to its terminus at Epping.

North East London celebrities

Celebrities connected to North East London include Alfred Hitchcock, who was born in Leytonstone. Singer-songwriter Damon Albarn, footballer David Beckham and acor Derek Jacobi were also born in Leytonstone. Celebrated Apple designer Jonny Ive and footballer Harry Kane are both from Chingford, while Winston Churchill was MP for Epping from 1924-45.

Local area is really great with plently of green spaces for walking (Wetlands, canal), a wide range of nearby shops (Tesco, Coop, international supermarket, High street, pharmacies etc) and close transport connections.

Please review your development:

The development is great: good design and quality, Samsung appliances in the kitchen, modern bathrooms, nice common area for co-working and relaxing, and ammenities such as gym, pool and tennis pitch. There is also reception and dedicated parcel room, which makes life much easier.

Please share one thing (or more) which you wish you had known before you moved in:

Inspect the water pipes near the mains valve (stop cock) if you can – it failed after five years, but there might have been signs before that.

How has the building management responded to any problems or issues you have raised:

We recently had a water leak in the flat due to a discloated pipe while we were on holiday. Luckily the bulding management team reacted very quickly to mitigate the damage. They stopped leak immediately after noticing it, collected the water, moved our affected possessions in safe areas, and started the drying process. They also fixed the pipe while we were away, and when we returned the flat was pretty much back to normal. Huge thanks to Toye, Robert and colleagues for their quick and professional reaction!

Good location – everything within easy distance but can be some non residents hanging out on the premises

Please review your development:

On the whole a great place to live but often times decisions are made with no consultation with residents. Examples of this include changes to the postal system, change of dog park set up. I understand that there has been disappointment from some in the community on this.

Please share one thing (or more) which you wish you had known before you moved in:

It is a very nice community but be prepared for huge increases in rent. You get settled so don’t want to leave but my rent has gone up £300 in 18 months.

How has the building management responded to any problems or issues you have raised:

Normally quite quick at dealing with things when flagged. Sometimes need more of chases but they get there

Facilities are great

Really good transport links into central London, which makes commuting so easy. Only problem is there is no parking and Walthamstow is all restricted parking which you can’t get a permit for.

Please review your development:

Facilities are great. I used the gym, swimming pool and tennis courts which are all easy to book and access. The building are always clean and well maintained and managed properly. I really like that my flat has a balcony which has a good a good view of the Wetlands

That there was no street parking in Walthamstow and you can’t get a permit

How has the building management responded to any problems or issues you have raised:

Always respond to everything within a few days, no issues

Amazing communal areas
Amazing gym + pool, gym staff included!
Nice atmosphere and welcoming staff
Area is quiet – I would like to have more local shops/markets around.

Nice community, incredible communal spaces and outstanding apartments.
Building management is on top of everything and always on site and available for any issues.
Design is outstanding.
Cleaning of carpet in communal area could be improved and changing area/showers could be better maintained.

I wish I knew about the windows cleaning calendar.
I wish I knew about the separate hot water payments.
