Best of both worlds in Hammersmith & Fulham

Hammersmith & Fulham treads the line between peaceful riverside community and thriving commercial hub. And it does so with style. Down by the Thames, it’s all about leafy walks and cosy roasts in authentic boozers. Away from the water, though, the pace picks up. Hammersmith central is the HQ of major companies like Disney and L’Oréal, so on weekdays, expect hordes of commuting professionals dashing in and out of the high streets’ coffee shops.

Hammersmith & Fulham nightlife

The area brags one of West London’s most exciting after-dark scenes. Hammersmith, in particular, has great live music venues, which welcome a mix of well-known and up-and-coming artists. The most iconic is undoubtedly the Apollo, an entertainment institution that welcomes everyone from Paul Weller to Russell Brand to the stage. Meanwhile, in Fulham, there are immaculate, bloom-cloaked gastropubs and chic wine bars at every turn.

Handsome street in Fulham

Shopping in the area

Residents have lots of retail choice here. Hammersmith & Fulham has a handful of shopping centres, including Fulham Broadway and Kings Mall. There’s no competing with nearby Westfields, though – this colossal Shepherds Bush mall has around 250 classic department stores, high street brands and designer boutiques. Alternatively, there’s pretty Brackenbury Village for established independents with character.

Schools and parks

Elsewhere, Hammersmith & Fulham boasts top private schools and plentiful parkland. A family favourite is Fulham’s Bishops Park, which counts tennis courts, a sculpture garden and a man-made beach among its facilities. Hammersmith’s waterfront Furnivall Gardens is another popular spot – especially for picnics and sunbathing in the summer months.

Old London Houses

Good connections

Lastly, the area is extremely well located. Hammersmith benefits from four lines split between two stations – Circle, District, Piccadilly and Hammersmith & City. As for Fulham, it’s serviced by three tube stations, all of which are on the District line. To give you an idea of what’s where – you can reach Piccadilly Circus from the borough in 16 minutes, Victoria in 20, and Kings Cross in 24. Plus, the borough is close to the A4 and M4 – ideal for when it’s time to escape the capital.

HomeViews reviewer verdict…
“Historically W12 is a rather run-down area that’s undergone a spectacular renovation over the last six years. I’d be surprised if anyone would go badly wrong by buying here.”

perfect property

Review Date May 2023

The street is very peaceful, the view is amazing, there is little traffic noice from the bridge nearby, but that is the only bad aspect of the property. The bin collections are very convenient. The concierge is very welcome and helpful.

Please review your development:

No car access to the territory is very cool, the air from the river is very fresh. The store is very close, the design of corridores is nice. The bin collections are very convenient. The concierge is very welcome and helpful. The street is very peaceful, the view is amazing, there is little traffic noice from the bridge nearby, but that is the only bad aspect of the property.

Please share one thing (or more) which you wish you had known before you moved in:

I didn’t know about the water quality, it is doesnt mean the water is bad, no, it is just special and there is nothing you can do with it (the white spots everywhere) due to lime.

How has the building management responded to any problems or issues you have raised:

Very quickly, very convenient, they explained me everything and were very polite

Managed by the worst company ever: Centrick.

Review Date Nov 2022

Hammersmith is a great area to live. Great transport links and local commerce offers everything we need.

Please review your development:

It was a good block of flats, but due to Centrick, the Managing Company in charge of it, the block is now falling apart. Centrick will routinely ignore residents reports of issues. A few examples: Lobby door has been broken for over a year. Lift has constant outages and Centrick will only act when several residents starts complainning.
Cleaning is way bellow average, carpets at common areas are filty and way over their lifetime. Rooftop has been sistematically being vandalised/demolished. Bin room is full of rats and discarded materials which stay there forever.

Please share one thing (or more) which you wish you had known before you moved in:

Wish I knew how bad Centrick, the management company is! I activelly loocked for a flat in this block because I love the location and was in search of a modern flat. Unfortunately, once I moved I realised the buiding management is the worst.

How has the building management responded to any problems or issues you have raised:

Building management by Centrick is the worst I’ve even seen. They do not act on the issues we raise.

Very well connected to the tube/city centre. Very bad property management, fungus growing in the corridors, communal area not clean

Please review your development:

The Property management very bad. Ventilation system in the flat and in the common area even worse. Door entrance sometimes not working. Thieves often try to break in (with success). Windows do not open properly. The billing system is not very transparent.

Please share one thing (or more) which you wish you had known before you moved in:

Parcels are often stolen, not very secure building. Also bikes often stolen despite being inside a locked room.

How has the building management responded to any problems or issues you have raised:

The building management is often very slow in coming back.

Great building, great location, easy living.

Review Date Sep 2022

Great location, easy walk to Hammersmith tube station, Westfield shopping centre, local high street with some great independant restaurants and bars and big supermarkets. Also very close to the river which makes for a great place to walk or run, and there are some great pubs along there too. Its on a busy road which is good for buses and traffic flows easy if you have a car its close to the motorway and easy route into Central London. I love living here!

Please review your development:

My flat is well designed and spacious, with quality fittings and appliances in built. There are some rumors about the management being poor but Ive contacted them on loads of occasions and they’ve been pretty easy to deal with. They fix the rare issue with the lift and door quickly and have installed cameras for added security recently. The bin room smells a bit but not a big issue as its away from the living areas. Car park is good and gated if you have a car.

Please share one thing (or more) which you wish you had known before you moved in:

The corridors can get warm in summer but theyre also warm in winter which helps to keep my heating bill down so not really complaining about it!

How has the building management responded to any problems or issues you have raised:

Yes – there was an issue with the lift which was resolved pretty quickly. And they have a 24 hour line so I can contact them anytime. They’re pretty easy to deal with unlike others I’ve used.
