Howden is a lovely place to live full of small businesses and local conveniences. Plenty of places to go for a nice drink or meal as well as lots of local events to enjoy. The area is great for places to walk dogs with access to plenty of footpaths including the lovely Howden Marsh at the entrance to the estate!

Please review your development:

The development is a great size, not too big or too small and the houses have great spacing between them so you don’t feel too overlooked or crammed in. There’s ample parking for residents and visitors as lots of green space. There are a few playgrounds between the developments and the one in Saddlers Grange will be great for the community when it’s done. It’s nice to have lots of green space even in a new build area and it feels like they’ve paid attention to including lots of trees, bushes and greenery in the area to maintain the countryside feel. The residents on the development are lovely and it’s nice to have a community feel in the area. The team on site are really generous with their time and always happy to help when needed.

Please share one thing (or more) which you wish you had known before you moved in:

As with all new builds, there will be things that need fixing or sorting but the team are lovely so a bit of patience and kindness makes the world of difference in feeling less stressed around the time of moving in, they will get sorted, it just takes a little bit of time

What is the best feature of your home:

We love our home and how spacious it is! We especially love that the garden faces out into the garden, it’s a lovely place to relax in the evening when the sun sets. The house feels like a lot of thought went into the design and practicality was taken into account. It’s really warm and well insulated and the layout is fab! The team were quick to sort out our small list of snags and we really love our home! The master bedroom is really spacious and bright and the en suite is nicely laid out with lovely tiling.

There’s a broad variety of local shops, albeit with a limited selection. It feels like there’s at least one of everything essential (grocery shops, bakery, pharmacy, etc), with several bakeries, cafes and a small number of takeaways.

The street itself is lovely. It’s a wide, generous space with some greenery. There’s a small amount of traffic noise, but nothing disturbing. Plenty of parking, and friendly people.

The only major downsides are that most large shops are at least a 40 minute drive away (in one of the surrounding cities), and public transport links are non-existent. You need a bike or car to get to the train station, and there’s basically no buses.

Please review your development:

Overall, the design of the development is fantastic. The streets are spacious and the houses are attactive. The inside design/layout of the house is interesting, and makes the house feel more spacious than it looks/is.

Lovells have been quick to respond to emergencies, but there’s been a large number of snags we’ve had to chase them to get fixed. This has included a blocked water main, sagging doors, and two substantial leaks.

Internet speeds are fantastic (1 gig).

Please share one thing (or more) which you wish you had known before you moved in:

The public transport links are very poor, you need a car or bike to be able to get around.

What is the best feature of your home:

The layout of the house makes it interesting to move around. The space has been used very effectively, and it feels much larger than it is.

Really good area in a small village/town with great access to all shops and pubs. Almost every business is small and independently ran, which is very sweet but means they are closed often. There’s still a co-op for convenience and Goole is surprisingly close which has a lot of major stores. Our development is one of three/four new developments and so there was a bit of (understandable) community pushback in the past (mostly people allergic to change I imagine – pretty common anywhere), but most have been really friendly that I’ve spoke to. Public transport is a little lacking and the train station is a reasonable walk away. But overall really nice.

Please review your development:

Really nicely designed, lots of open space, wide roads and feels very spacious. Clever layout of gardens and streets. Due to have a park and green space which will be nice. Was due to have a path between us and neighbouring development which fell though which is a shame. But overall really cleverly designed and thought through.

Please share one thing (or more) which you wish you had known before you moved in:

Be patient with the delivery schedule, any push back is for a valid reason and it’ll be worth it not to rush. Concrete floor was this special hydro-concrete which requires a damp proof membrane. Our carpet company didn’t quote for this, but the fitter thankfully caught it on the day, but it was an extra stress.

What is the best feature of your home:

Electrics were really well planned and executed. Light switches and plugs everywhere you need them.

A lovely, safe place to live with young children

Howden is a lovely place to live! There are lots of great pubs, eateries and shop. The marsh across the road is a lovely place for a walk, and feeding the ducks – and slightly further afield there are lots of great outdoor spaces, like Eastrington Ponds and Skipwith Common.
For kids/babies, there are a few local parks and some great clubs and activities nearby (our favourite is “In the Canopy” forest school in Howden).
Transport is good, we are within easy driving distance of great places like York, and there is a direct train to London.
The street itself is quiet but very friendly and developing a great sense of community. There is no antisocial behaviour or traffic noise, it feels like a very safe place to live. Things like bin collections are good, they happen regularly and efficiently and I’ve been impressed with the recycling.
In terms of problems, the main one we’ve encountered is that some local services are very overstretched. The shortest NHS dental waiting list I’ve found is 4 years and we’ve struggled to find even private practices accepting new patients. The doctors surgery also seems fairly stretched, but the local midwifery service in Goole is excellent!

Please review your development:

I think the house is well designed, I particularly love our bright open hallway and the kitchen diner.
The development is lovely, I think the street is coming together beautifully and for our house at least we don’t feel at all overlooked or crammed in (which I think many new build developments feel like)
There is a new park on the next development over (Bellway/Ashberry) which is really nice for kids, and there is due to be another built on the Lovell estate in a few years.
I really like that there are so many trees on our streets, in contrast to neighbouring developments. Lovell have also generously donated towards a community library and community apple tree to be planted in commemoration of the coronation, and that is presently in the works.
I think that overall the property management is good, but some snagging issues have been quite slow to resolve.

I think the sense of community here is amazing. I was nervous about moving to a new area, but the town in general is very friendly and on the development there are lots of really nice people. We are very lucky with our neighbours here 🙂

What is the best feature of your home:

I really love our bright open hallway, I think it makes the whole house feel more spacious. And the kitchen is a lovely space to use.
I think overall the house is really well designed and I love living in it!
